This flat is a comfortable, bright, large apartment located in a quiet residential enclave in San Giovanni area, at the hedge of the historic district, bordered by a bustling shopping area and provided with excellent services and transportation links. Recently renovated, it is suitable for a family or for a professional residence. Colli Albani is the nearby Metro Station (Line A). Please note this is a non-smoking facility. Pets are not allowed.

The building occupies a corner lot overlooking a fresh market. Built in the 50's and renovated two years ago, it consists of six floors, topped by a rooftop terrace. Many of the families who bought in the 50's still reside there, an indication of the safety of the area. Most of the surrounding buildings are of the same years. Gandolfo Flat is on ground floor.
The flat is about 50 sq. meters. and has graceful details like: plaster cornices and parquet floors. It consists of a large living room with a full kitchen, one bedroom with a large cabin closet and one bathroom. It has been recently renovated to a high standard including entirely new electrical system, bath, A/C, appliances, etc.

Area

Just outside the building there are shops, restaurants, cinemas, supermarkets and all kind of services.

The flat is very conveniently located near Metro Line A. Colli Albani Station is just at 100 meters, in four Metro stops or 25 minutes walking (along the commercial street Via Appia Nuova) you can reach San Giovanni Basilica. The historical centre is also reachable by Metro and the journey up to Piazza di Spagna takes about 15 minutes. San Pietro (Vatican city) is also directly connected by Metro line A (the journey takes approximately 20 minutes). Even the main railway station Termini is connected by Metro line A and the journey is about 10 minutes. Along Via Appia Nuova there are also direct bus lines to the historical centre and other areas of Rome.

The flat is also located at a walking distance (about 8 minutes) from the beautiful Caffarella/Appia Antica natural park, a huge natural park where you will find sheeps and horses (just in the heart of the city!) and also vestiges from Roman periods. Bikes’ rental is also available in the park and near most Metro stations. For more details visit www.parcoappiaantica.org and consider that ‘Valle della Caffarella’ is the nearest part of the park.

How to reach us

From Fiumicino Airport (distance about 20 km.) Take the non-stop train to Stazione Termini, then a short taxi ride to Via Castel Gandolfo; or, at Termini, take Metro linea A to Colli Albani (7 stops).

From Ciampino Airport (distance about 17 km.) Outside the Arrivals terminal, find the bus line stop Co.Tra.L./Schiaffini and get off at the end of the line, Metro (subway) A "ANAGNINA". Take the metro (subway) in the direction "BATTISTINI" and get off at the "Colli Albani" stop. From there follow the map indication (distance about 100 mt.)

From Termini Station Take Metro linea A to Colli Albani (7 stops).

By Car Via Castel Gandolfo is a free traffic zone.

Terms & Conditions

BOOKINGS

The premises are let to you for holiday purposes only for the period as stipulated on your reservation confirmation and for the maximum persons agreed at the time of booking. The Primary Guest warrants that person will be held responsible for the conduct of all guests.

DESCRIPTIONS

The description of the premises is given in good faith and no responsibility for misinterpretation will be accepted. No refund is given if you are not satisfied with your accommodation.

BOOKING CONDITIONS

Advance bookings are accepted by us in good faith. We cannot however accept responsibility in the following circumstances – malfunction of any inventory items; noise; inconvenience or loss of view caused by building construction on neighbouring or nearby properties.

ARRIVALS & DEPARTURES

Check-in is usually after 4 P.M. (Check-In after 9.00 P.M. extra charge 20.00 euro, after 11 P.M. extra charge 50.00 euro). Early Check-In can be requested with an extra fee (30.00 euro).

Check-out is usually before 10 A.M. A late check out (until 2 P.M.) is available with an extra charge of 35.00 Euro

To organise Check-In, the client must inform the City Manager when they are due to arrive, contacting him 4/5 days in advance by mail or telephone (see Contact).

Unless a confirmed Early Check-In, the flat is guaranteed that the house will be ready at 4 P.M., and it should be vacated no later than 10 A.M. (after 10 A.M. extra charge 35.00 euros) on the departure day.

The City Manager has the right to deny access to any client who show signs of being drunk or intoxicated, who act aggressively towards the City Manager, or who violates State laws.

Anyone booking an apartment agrees not to have parties or loud music playing. If neighbors complain and/or the police are called, it may result in the immediate eviction of the tenant regardless of the time of day or night. This will also result in the loss of prepaid rent. Quiet time in the properties is from 10 PM to 10 AM.

By booking with us you agree to our terms and conditions and expected to abide by these rules. You will also be expected to sign these rules upon check-in on your date of arrival.

BALANCE PAYMENT & SECURITY DEPOSIT

At your arrival, our staff will meet you at your apartment with your keys and orient you with the apartment. Your remaining balance will be due and must be IN CASH (we don’t accept checks, traveler checks) or with Credit Cards (+3%) at Check-In.

We will also collect a security deposit in the amount of 200 Euro that will be returned to you at the check-out, provided that everything is in the same condition as when you arrived.

If anything is damaged or missing, you agree to pay the cost to repair or replace it.

If the cost is more than the security deposit, you agree to cover the remaining balance due.

Security deposits may also be paid with paypal.com. For any security deposits that are made with paypal.com, please email our staff at the end of the stay to request the refund of the security deposit. Emailing us after your stay will help ensure a very fast refund of the security deposit. Please keep in mind it can take up to 3 business days to get your security deposit back if paying with paypal.com.

Client agrees to pay for any damage to the property or missing items.

Any Paypal.com "E-Check" payments MUST clear the system before the check-in date. E-Check payments will not be considered paid in full until they clear our account. If the payment has not cleared, the rental client agrees to pay that in cash at the check-in.

Our staff will not release the keys at the check-in until the full rental payment and the security deposit is paid. If you send in a Paypal.com E-Check make sure you send it at least a week ahead of time so it clears the system.

HOUSEHOLD MAINTENANCE & TIDYING UP

The house will be tidy and clean when you arrive – please let the City Manager know immediately if you find any shortcomings.

In your house you will find a broom, a dustpan and other useful things to tidy up.

You are responsible for the state of the house.

Before you leave the house you must wash the dishes, dispose of the rubbish and put the furniture in the order in which you found it. If you do not, your security money will not be given back.

LOSS OF KEYS AND/OR REMOTE

If you lose or take the house keys away you are subject to a payment of 80.00 euro.

If you lose or broke a remote you are subject to a payment of 50.00 euro.

If you leave the keys inside the apartment in the lock and a locksmith must be called to open the apartment, you are subject to a payment of 300 euro.

DAMAGES & COMPLAINTS

Our guests should check the equipment listed on the inventory.

Damages that occur during normal use of the equipment, if not caused by misuse, will not be charged to the customer’s bill and will be repaired in line with the availability of a technician and with the required materials.

Otherwise, if the damage has been caused by misuse, the repairs will be charged to the customer’s bill or deducted from the security deposit.

Please report any damaged equipment to the City Manager, who will endeavour to replace/organise repair as soon as possible.

Please note that the City Manager is NOT AUTHORIZED under any circumstance to give a discount to clients. If the client has a complaint and would like to discuss a discount, he must contact the apartment owner via email directly, outlining the reasons for complaint.

The City Manager and/or the owner will not be held responsible or liable to compensate for building and construction work being done on neighbouring properties.

DAMAGE LOSS OR THEFT OF TENANTS PROPERTY

No responsibility is accepted by either the City Manager or the owner for guest’s property left on the premises. Owner insurance does not cover the loss of tenant’s belongings. Please follow City Manager instructions on keys and locks very carefully.

BOOKING CANCELLATION OR REDUCTION

A sixty (60) day notice period is required for cancellation.

Cancellations that are made more than sixty (60) days prior to arrival are subject to a 5% Cancellation Fee or 50 euros (whichever is greater).

The advance payment will be given back by money transfer (Bank Swift or Credit Card) after having detracted the different charges and the bank commissions.

Cancellations that are made within 60 days of the arrival date, forfeit the full advance payment.

A change to the booking that results in a shortened stay (be it a late arrival or an early departure), if made within 60 days of arrival, is still subject to the full payment agreed for the initial rental period.

ACCESS

The City Manager has the right to enter the house for reasons of inspection or maintenance.

NUMBER OF GUESTS

Rental guests agree not to exceed the maximum occupancy listed on the website. If rental guests exceed the maximum occupancy of the apartment, owner/manager may immediately evict them with no refund of the unused portion of the rental period. At NO time can the maximum occupancy be exceeded.

PETS

Pets are NOT permitted in the flat. Guests will have their stay terminated immediately if a pet is found in the apartment.

NO SMOKING

The apartment is strictly non-smoking. Any evidence of such will incur extra cleaning charges. Additional housekeeping fees will be charged for properties left in an unsatisfactory condition.

Subletting the house is not allowed.

In the case that the client does not respect any of the points contained in this section, the City Manager will ask the client to leave the house. Any costs associated with any repair, excess clawing or loss of income as a result of a guest’s or visitor’s actions, negligence or misconduct will be recovered from the Primary Guest.
